THE Government acted ahead of schedule yesterday in following through on its pledge to release plenty of land sites to meet strong demand for mass market homes outside the city centre.
In the first half of next year, at least eight residential sites - and as many as 26 sites - will be offered to developers.

But there is a minimum reserve bid price, before they are willing to sell the land for development.

if you want the land to be base on market forces and make cost of homes affordable that there should not be a minimum bid price.

The price of homes will still be high at the end of the day..

There should be some restrictions on the types of homes foreigners are allowed to buy, or a cap on loans to check speculation. If citizens cannot afford private homes, they will go for resale HDB, or go after HDB for new homes. This will in turn put a strain on resources. I will hate to see the day when private homes are owned by foreigners and citizens crammed into HDB estates. That should kill hopes, dreams, aspirations, and motivtion of the younger set. Disillusion will set in.

If resale HDB flats prices go up, new HDB flats will certainly follow.

Rise in property prices may sound good, but each time one sells his unit in a rising market, he loses money, unless there is no need for him to buy a replacement unit.

The power of Perceive Value :-
There was this branded Heavy Designers Bag that was made by Thais, Chinese ,and Malaysian.
The real cost of making this branded Heavy Designers Bag is say $100,000.

The Retail Price Set was then set for $500,000.
However, citizens was given the privileged to buy it for $300,000.

Since it was very expensive , they manage to sell 1 bag only

The company then reported a lost of $200,000 from the retail price.

"Realty developers in the city-state Singapore have urged the government to provide more affordable land to meet the rising demand of mass- to mid-market projects across the country.

Simon Cheong, the president of Real Estate Developers' Association of Singapore (Redas) said that more supply of land is required for less aggressive bidding. It can increase affordability homes and can attract more buyers."

There will be more small little expensive condominiums (I would say commercial products); the winners are PAP and their rich friends.

Who are the losers? The buyers who thought that they got their dream home.

Please invite me for a cup of coffee when you move into your small little expensive house - so that I can envy you.
