PROPERTY developers here appear set to sell at least as many new homes this year as in the record year of 2007.

Common sense tells me that home prices will be hard to come down in prices for the following reasons :-

1. Limited Land space for an ever increasing population from 3 million to target 6 million ( now at 5 million)

2. Record enbloc slae price to property developers who will in turn have to sell at even higher prices.

3. Shortage of sand and building materials from nearby. These have to be bought from as far as Vietnam.
Once Vietnam cut off our supply , we may have to ship from Middle east or Phillipines , which in turn will drive up
cost even higher

4.New HDB flates are peg close to market prices , and if HDB prices collapse it has severe implications for the economy and the retirement funds of an aging population. We can end up like what the US has gone through in recent years and this is something our authorities will want to avoid.

With all these FACTS... Prices will continue to climb , and we will be like HK in terms of property prices in years to come.


Now the only question is :-

AT WHAT RATE is property prices continue to climb ?

5% per year , 10 % or 15 - 20% per year...

Even at 5% per year , it is a 50% gain in 10 years... or 100% in 10 years...

This investment is better than the stock market ..

Bettter BUY NOW or REGRET Later....

The arguments for a steep correction in home prices are weak - unless policy measures are implemented by fiat which is not unthinkable. Extremely high prices are potentially a social issue in SG - something the govt will want to avoid.

I am on the mailing list of some agents, today I received an email which listed about 24 units of condo for resale, a developer offering 3% commission to agents to sell his units. Also an average of 3 to 4 sms-es informing me of new launches or availablility of resale units.
