Estate agent behaved more like an impatient customer
August 14, 2008 Thursday, 06:17 AM

MY FAMILY and I viewed a resale four-room HDB flat at Block 641A Punggol Central, last Sunday at about 6.30pm. It was a 'open house' type of viewing with about 20 to 30 potential buyers. The agent representing ERA was a young women, reportedly a top salesman in the area.

Ms Chua, you have already said "top ERA salesman" and that gives her the privilege to be KL and stuck-up.

I suggest you put her name and contact here to show her employer to see what kind of service attitude she possesses. Name-and-shame is the game to play here.

As ERA has so many agents, it is not surprised that there are some bad eggs around. Like in many organisations. I would classified this type of behaviour as complacency. My suggestion is that buyers should engaged their own agent and let them deal with them. And any questions or needs, the agent should intervene or communicate on your behalf.

I think the agent has had enough of non-genuine buyers who are out for a picnic - picking on things like non-serviceable aircon or taking their own sweet time to look inot every nook and cranny. Time is money I guess to top agents. Nuisance and irritating customers just needed the curt brush off - no time to answer `stupid ' questions loh!

#4.

This is no excuse for the non-genuine casual ask-for-fun buyers. Tell me which agents don't have a fair share of such people???

Read the feedback again. The fact she re-visited the unit implies she has intention to buy this resale unit. So asking for details is not considered a nuisance.

If they are constantly exposed to such "nuisance and irritating" customers and possesses such bad attitude as a consequence, they shouldn't be in this line in the first place.

Somemore, may I remind you that this is the lunar 7th month, where big ticket items like houses/cars are a no-no for most Chinese. So what chance are agents likely to clinch any deal???

I am sorry to have behaved like that. But I had more viewings at other blocks, so I cannot waste time. However if you are buying and paying the deposit I can accept. I am a top producer of ERA with this approach which I am sure is correct. My phone is 8188 9923. I also find buyers dont decide on the spot and keep wasting everybody's time.

Is the above poster for real? If you ARE for real, that really isn't much of an apology is it. I suppose we'll have to let the market decide - if your approach works fine for people, we indeed reap what we sow: shoddy service at exorbitant rates.
If however this is an impersonator, I would like to ask ST online if they have a policy regarding such impersonation. I could purport to be someone and say inflammatory things and make everyone hate that someone. The victim might not even find out.
If it is not a criminal offence to do so it should at least open you to the possibility of civil action.

I feel very sorry for what your family had experienced. I had similar experiences. After which I had decided to engage an agent whom I can trust and serve my interest. I would suggest that you do the same rather than going to owner's agent direct.

Dear Ms Lee,

Why don't you put yourself in the buyer's shoes. What is the chance of you viewing a flat unit and decide on the spot you want to buy it? PROBABLY 10% or less! If you are genuinely interested, will you not ask many questions and view the unit several times before you decide? DEFINITELY YES! If you are a buyer, do you want to be worried about wasting the agent's time? NO!

Being a top producer doesn't give you the right to such unrepentent attitude and obnoxious behavior, and you may soon realise that making money and being successful is not all that is about in life.
